As if I wasn't stressed out and depressed enough by not having enough money to pay rent yet....

Now the fun new wrinkle is that my landlady has decided to sell the house. She said she just can't keep up with it any more. She said, "and so I need some things from you" at which point I said, "Can I please call you back? I just don't think I can deal with this right now." Which means that she wants me to totally clean this place up so she can show it. And then she'll sell it and someone else will want it and I'll have to move somewhere.

This is not the news I needed right now. I don't fucking have time to clean and organize this place. To say that I'm shocked and devastated doesn't begin to cover it.

I have no fucking clue what I'm going to do.

Even without a lease, you have a certain amount of renters' protection under the law. She can't kick you out at the drop of a hat. I think, at the very least, she has to provide you with *written notice* at least 30 days in advance before she can expect you to move out; same with any buyers, so if she ditzes out (which, from what you've said, she totally will) THEY would then have to provide you the notice.

And honestly, even with as hot as the housing market has been? That house is...kinda meh. There are enough things wrong with it that unless she majorly underprices it, it's not gonna go quickly.

Believe me, when people come looking at it, I will say exactly what's wrong with it. I already have a list.

If she expects me to do stuff around here to make it more saleable, every bit of that is going to be subtracted from my rent.

Actually other than to straighten and tidy up your living quarters, you are NOT obligated to do anything unless you have it written down in the lease agreement that you are to do these things. SHE'S the one who owns it and considering how she's drug her feet over doing each and every repair--no matter how necessary they were--it serves her right to be out of pocket over the fix-up before listing and showing the place.
[In real estate, verbal agreements do NOT hold up in court. So get anything you do in writing first.]

What you most need to do is get busy looking for a new place to live and saving up for the new deposit and the first month's rent (and in some areas, last month's rent as well). THAT is going to hit you pretty hard since you may have to have it as early as the middle of April or the beginning of May.

There is no way I can "save up" when I'm barely surviving and have a dying car.

I don't know when I've felt so helpless and hopeless.

I have two friends going over rental lists for me; much appreciated. I'm just feeling really overwhelmed but I will deal with it all somehow.

I'm VERY fortunate with my friends.

Well, having performed at Renaissance Faires for as many years as I have, plus having been in a Celtic band with a following, I do have a minor celebrity going for me, I suppose. Fortunately, I was always conscious of being kind and friendly to everyone and that seems to have paid off.
